700 Central: Engineering Adaptive Reuse for Minneapolis Apartments

Project Overview

BKBM provided structural and civil engineering services for the historic restoration and adaptive reuse of two existing buildings into apartments, with the addition of a new two-story below-grade post-tensioned parking ramp. The project aimed to preserve the character of the site while delivering modern residential and mixed-use amenities.

  • Adaptive Reuse & Restoration:
    • Transformation of two historic buildings into modern residential apartments while retaining architectural integrity.
    • First floor includes mixed-use spaces to activate the street and provide resident amenities.
  • Building Details:
    • 700 Building: 34,000 sq. ft., 4 stories, 21 units; heavy timber construction with load bearing masonry exterior walls.
    • 708 Building: 62,000 sq. ft., 7 stories, 59 units; cast-in-place concrete beam and slab structure with exterior brick façade.
  • Parking Structure & Amenities:
    • New 56,000 sq. ft. below-grade, post-tensioned concrete parking ramp with two support levels and one level on grade, constructed adjacent to existing buildings.
    • Parking ramp designed to support a future four-story wood-framed addition above.
    • BKBM led design for exterior façade restoration and engineered a new 3,000 sq. ft. rooftop steel-framed deck and amenity space.
