Project Overview
BKBM provided structural engineering services for the Byerly’s/71 France redevelopment, a major mixed-use project in Edina, MN. The development combines premium residential living with retail amenities on a high-profile suburban infill site.
Project Highlights
- Mixed-Use Urban Design:
- Three separate five-story wood-framed residential buildings, each set atop post-tensioned concrete podiums for parking and retail.
- Two of the residential buildings feature pop-up mezzanines that create a sixth level and provide penthouse living options.
- The project includes two stories of below-grade parking, optimizing site density and convenience for residents and visitors.
- Phased Construction:
- Nearly 450,000 square feet constructed in multiple phases to allow for efficient delivery and optimal use of the site.
- Structural System:
- Innovative use of post-tensioned concrete podiums supports both retail and residential functions above parking levels.
- Upper residential floors utilize conventional wood framing for cost-effective, flexible apartment configurations.
- Structural solutions were coordinated to provide long spans, open retail and amenity spaces, and a resilient foundation system appropriate for a high groundwater table and demanding urban conditions.
