Downtown East Park Residential (The Edition)

BKBM provided structural engineering services for the new mixed-use facility that flanks the west end of the new downtown east park. The new building is comprised of 134 housing units, amenity spaces, retail, and two levels of below-grade parking containing 119 stalls. Five levels of conventional wood framing were constructed over the concrete levels below.

The structural framing used conventional spread and strip footings, concrete foundation walls, a non-structural slab on grade, three levels of precast framing, and five levels of conventional wood framing that included four housing units that access roof top patios.
 
The structural design required extra coordination with the precast supplier to resist soil loads since the plank level below grade was not continuous and the plank level at grade contained a seven foot elevation change to account for the grade change along the building length. The unique opportunity to be part of the design-build team allowed BKBM to collaborate directly with the Contractor, Architect and Developer to determine the best solution during the construction process.
