Kalaco Apartments: Multi-Family Housing Solutions in Denver

Project Overview:
The Kalaco Apartments exemplifies next-generation multi-family housing in Denver. Located just five minutes from downtown, this seven-story mid-rise development delivers 280 modern apartment units, integrated retail, and a 246-space parking garage. Residents benefit from carefully designed indoor and outdoor amenity spaces—including a third-floor outdoor pool that elevates urban living.

Structural Engineering Solutions for Denver’s Multi-Family Market:
BKBM provided structural engineering for the Kalaco Apartments, navigating the unique complexities of multi-family housing construction in the Denver market. The design features five wood-framed stories over a concrete podium, with post-tensioned concrete slabs and columns at level three supporting both residential and parking areas. A partial below-grade level ensures optimal use of the urban site, while shallow concrete foundations provide stability and cost control.

Collaboration & Cost-Efficient Design:
Facing rapidly rising material prices in 2020–2021, BKBM worked closely with Opus AE and Opus DB to deliver a quick-turn foundation and concrete permit set, enabling the project to move forward quickly. We led framing studies to identify the most cost-effective structural solutions, balancing performance, durability, and value.

Responsive Project Delivery:
Continuous communication between BKBM and the Opus team streamlined submittal reviews and RFIs, keeping construction teams on track and ensuring the project’s demanding schedule was met.

Outcome:
The Kalaco Apartments delivers sustainable, thoughtfully-engineered multi-family housing in Denver—blending structural integrity, cost efficiency, and resident amenities for a dynamic urban lifestyle.
