Kalaco Apartments, Colorado

Maximizing Cost-Efficiency and Delivering Swift Completion in the Denver Multi-Family Housing Market.

The Kalaco Apartments is a mid-rise, mixed-use building just a 5-minute walk from downtown Denver.  The building includes 280 apartment units, commercial space and a parking garage with 246 spaces.  The building will offer its residents interior and exterior amenity spaces on multiple levels including an outdoor pool located on the 3^rd floor. 

The project consists of 7 stories with a partial level below grade.  The top 5 levels are wood construction supported by a post-tensioned concrete slab and concrete columns at level 3.  The elevated parking areas are post-tensioned concrete slabs supported by concrete columns on shallow foundations.

BKBM worked closely with Opus AE and Opus DB to provide a quick turnaround on an early concrete and foundation permit set. With material prices going up drastically in 2020/2021, we helped explore multiple framing options to ensure the designs provided would be the most cost-effective. 

Constant communication between BKBM and Opus led to fast turnarounds on submittals and RFIs to keep construction teams working.
