Maximizing Cost-Efficiency and Delivering Swift Completion in the Denver Multi-Family Housing Market.
The Kalaco Apartments is a mid-rise, mixed-use building just a 5-minute walk from downtown Denver. The building includes 280 apartment units, commercial space and a parking garage with 246 spaces. The building will offer its residents interior and exterior amenity spaces on multiple levels including an outdoor pool located on the 3rd floor.
The project consists of 7 stories with a partial level below grade. The top 5 levels are wood construction supported by a post-tensioned concrete slab and concrete columns at level 3. The elevated parking areas are post-tensioned concrete slabs supported by concrete columns on shallow foundations.
BKBM worked closely with Opus AE and Opus DB to provide a quick turnaround on an early concrete and foundation permit set. With material prices going up drastically in 2020/2021, we helped explore multiple framing options to ensure the designs provided would be the most cost-effective.
Constant communication between BKBM and Opus led to fast turnarounds on submittals and RFIs to keep construction teams working.
