BKBM Engineers provided structural engineering services for a landmark ten-story, post-tensioned concrete mixed-use development in the heart of Minneapolis. This vibrant project integrates 13,000 square feet of restaurant space at street level, 556 parking stalls across the second through seventh floors, and 65,000 square feet of Class A office space on the upper three levels—offering sweeping views of downtown Minneapolis and the city’s lakes. This project stands as a benchmark for structural engineering in Minneapolis, blending commercial, parking, and workplace needs in a single, efficient footprint.

BKBM’s engineers tackled the complexity of stacking multiple uses—restaurant, parking, and office—by employing post-tensioned concrete systems for long spans and open, flexible spaces. Careful coordination allowed for a below-grade garage exit tunnel, minimizing site disruption and optimizing traffic flow. Structural stabilization and integration of mechanical systems ensured safety, durability, and adaptability for future tenant needs.
