BKBM provided structural engineering services for Waters of White Bear Lake, a four-story, 166,000-square-foot senior living facility featuring 136 units. The design delivers a supportive and engaging environment for residents, complete with a full suite of amenities.

    • Foundation includes a slab on grade and CMU foundation walls.
    • One level of precast at the main level sits over a partial basement, providing strength and stability for the superstructure.
    • Four floors of conventional wood framing span from exterior walls to corridor walls, topped with a sloped wood roof for architectural interest.
    • Partial basement and non-stacked walls in the first floor common areas required creative structural solutions for both gravity and lateral load design.
