BKBM provided structural engineering services for the complete redevelopment of the 100 Washington Square exterior site plaza and the construction of a dramatic 4,500-square-foot, three-story-high glass-enclosed lobby expansion. The project revitalized a prominent downtown Minneapolis property with bold architecture and modernized public spaces.

    • Designed the structural system for a three-story, glass-enclosed lobby, creating a grand entrance and gathering space for tenants and visitors.
    • Structural support for the new exterior glass wall panels ensures both transparency and long-term durability.

    • Oversaw the complete removal and replacement of existing landscaping, paver systems, and plaza features.
    • Waterproofed the below-grade structure to protect building systems prior to installation of new landscaping and hardscape.
  • Grand Stairs & Skyway Access:
    • Engineered the grand staircase connecting the new lobby to the skyway level, supporting dramatic architectural gestures and facilitating smooth pedestrian flow.
  • Strengthening and Review of Existing Structures:
    • Evaluated and, where needed, strengthened the existing structural systems to accommodate new plaza features, heavier landscaping, and the additional loads from lobby expansion.
