Grand Living at Lake Lorraine is a 3 to 4 story senior housing facility with Independent Living, Assisted Living, and Memory Care with 156 total units. Level 1 is slab on grade. Level 2 is precast plank for half of the building with two to three stories of wood framing above. The precast plank is above parking spaces, dining rooms, and other amenities. The other half of the building is three to four stories of wood framing on the Level 1 slab on grade. There is also a pool which is enclosed in a one story building. Grade slopes across the site, and the north half of the parking area is a walk-out condition, with the south walls of the parking area retaining one story of soil. The building roof is flat with mansards and other pitched elements.
BKBM worked collaboratively with the entire design team to produce a structural design which achieved the ownerâ€™s vision of unique exterior design and open amenity spaces with tall ceilings on the first level. The many amenity spaces and wider corridors on the lower levels required BKBM to create structural solutions to accommodate non-stacked bearing and shear walls as there were significant areas of the building where no interior structural walls stacked. Three dining rooms and two kitchens also resulted in substantial duct work on the first level in which BKBM worked collaboratively with the mechanical designers and the architect to coordinate systems in order to achieve the ownerâ€™s desired tall ceilings. The intensive design collaboration included virtual 3D clash detection, showing off BKBMâ€™s Revit modeling capabilities. The project also included design of a two-story open space for the main lobby and a slender porte cochere.
