Since the pandemic, the City of Grand Junction on the western slopes of Colorado has experienced phenomenal growth. This impact was due to the influx of remote workers, primarily from the tech industry. They chose this city for easy access to the many great outdoor activities it has to offer. Consequently, it created a surge in the need for housing and a negative vacancy rate. New people arriving in town were added to a waiting list for housing. BKBM Engineers collaborated with the project design team to help fill that need.
BKBM’s Denver structural team provided full EOR services for this apartment project, including engineering design services for the modular building fabricator. This 3-story walk-up apartment complex comprises two 36-unit buildings on concrete crawlspace foundation walls. Offsite construction of these wood modular units is considered the maximum use of volumetric space while maintaining interstate shipping constraints. The units were completely finished inside, with only the need to make field connections for MEP hookups. Site-built architectural components provide unique building features that enhance the overall curb appeal of the buildings.
