BKBM provided structural and restoration engineering services for critical repairs to the NorthMarq parking ramp in Edina, MN. The project focused on repairing deteriorated concrete columns at their bases, ensuring long-term safety and extending the service life of the parking facility.
Project Highlights
- Targeted Condition Assessment & Repair:
- Previous surveys had identified delaminated and deteriorated concrete at the base of several columns, extending below the bituminous parking surface.
- Engineering solutions required base exposure of columns down to the footing without interrupting ongoing parking structure operations.
- Innovative Structural Restoration:
- Shoring installed around columns ensured structural stability and safety during repairs.
- Deteriorated concrete was carefully removed, and rusted reinforcing steel was exposed, cleaned, and, where required, replaced to restore full structural integrity.
- New enlarged concrete base “jackets” were installed, several inches larger than the original column, to provide greater protection of the core reinforcing and enable improved, durable concrete placement.
- Maintaining Facility Operations:
- All repairs were performed while keeping the supported parking levels in service, minimizing disruption for facility users.
Engineering Solutions
BKBM’s restoration team developed a phased repair strategy that prioritized safety, minimized operational downtime, and maximized concrete durability. Enlarged base jackets and improved reinforcing protection ensure the repaired columns are better protected against future deterioration.
