Stonebridge Lofts is a 12-story luxury condominium complex in a prime location in the historic Mill District in downtown Minneapolis.

Along with the scenic overlook of downtown Minneapolis and Gold Medal Park, the structure also boasts three levels of underground parking and a large exterior terrace on the second level.
 
BKBM's structural team worked closely with the Architect, Developer, and Mechanical Engineer to coordinate the many openings required in the post-tensioned slab levels.  These openings included many fan coils, skylights, and a 26-foot by 50-foot recessed pool on the second level terrace. 

Working with a very tight schedule, BKBM was able to provide the Developer with an early permit package and early bid packages to allow construction to start early which saved valuable time in the overall construction schedule.  In addition to these early packages, BKBM worked with the Contractor to design multiple foundation options to best suit the construction to the winning bidder and conform to the general contractor’s preferred method of construction.

BKBM's civil team provided site grading, including the park areas and the new access driveway for the underground parking, as well as new sewer and water services from the street onto the site. 

Stormwater management for the site required some creative engineering. BKBM’s structural and civil teams worked closely together to design green roof areas which allowed rooftop ponding which greatly controlled the rate of stormwater runoff.  Along with the rooftop ponding, the site includes a 60-inch diameter underground infiltration tank used for stormwater volume reduction and rate control.  The stormwater management plan that BKBM provided for the client resulted in a site that has a net zero site runoff in the event of a 1-1/4 inch storm event.
