Struthers Apartments: Innovative Modular Housing for Colorado’s Growing City

Project Overview

BKBM Engineers provided structural engineering services for Struthers Apartments, a three-story modular apartment complex designed to address the urgent housing demand in Grand Junction, Colorado. The project includes two buildings, each containing 24 finished units, maximizing efficiency and appeal through modular construction techniques.

Project Highlights

  • Modular Construction for Rapid Housing Delivery:
    • Two three-story buildings, each with 24 modular apartment units, designed and fabricated offsite for speed and quality.
    • Units were fully finished inside, requiring only field connections for MEP (Mechanical, Electrical, Plumbing) hookups upon arrival at the site.
  • Smart Foundation and Site Features:
    • Each building rests on concrete crawlspace foundation walls, offering durable, cost-effective support for modular construction.
    • Site-built architectural features, such as entry canopies and façade accents, boost curb appeal and blend modular efficiency with local character.
  • Collaborative Team Approach:
    • BKBM’s Denver structural team served as Engineer of Record (EOR), working closely with the design team and modular fabricator to deliver structural design solutions tailored for modular building requirements and interstate shipping constraints.

Engineering Solutions

BKBM engineered the structural system for maximum modular efficiency, ensuring volumetric space usage and ease of transportation while maintaining local compliance and performance. Engineering design for the modular fabricator ensured all building units integrated seamlessly once delivered and installed on site.

Results & Impact

Struthers Apartments demonstrates the power of modular construction to provide quality, move-in-ready housing quickly in a booming market. BKBM’s structural engineering expertise helped address Grand Junction’s housing shortage, delivering attractive, sustainable homes and setting a standard for future modular residential development in Colorado.
