Third North Apartments

Provided civil and structural engineering for design of a 265,000 square foot, six-story apartment building with 204 units.

The building features two levels of below grade parking with 192 parking stalls, and several tenant amenity spaces on the first level including an outdoor pool/amenity space that extends over a portion of the below-grade parking structure. The stuctural system consists of slab on grade at the lowest level, three levels of post-tensioned concrete slabs including the second floor podium that supports five-levels of wood framing for the upper floors. Post-tensioned slabs were the preferred structural system to minimize floor-to-floor heights and keep the lowest level above the water table.
 
Civil engineering services included innovative stormwater management that was accomplished by several methods, including underground infiltration tanks and a modified Swedish Soil infiltration system. Due to seasonally high groundwater levels, an under slab groundwater removal system with a sampling manhole was installed. The system allows for switching the flow to either sanitary or storm sewer based on the presence of contaminates. This saves the Owner sanitary sewer discharge fees by directing uncontaminated flow to the storm sewer.
 
The project was bound by historic brick and wood paver streets on three sides and an existing biulding/parking lot. Salvage and restoration of a historic brick paver roadway in accordance with the Minneapolis heritage street plan was part of the project.
