Provided structural engineering services for the design of a 428,000 square foot mixed-use grocery store/five-story apartment building with 210 units, including four two-story townhomes.

The building has one level of below grade parking with a conventional slab on grade. The building features a 39,000 square foot grocery store encompassing a two-story volume with three levels of wood-framed residential apartments and a large outdoor courtyard space above.
 
The grocery store construction consists of a conventionally reinforced concrete slab to meet the tenant requirements and cast-in-place concrete columns supporting a precast concrete podium at Level 3. The remaining portion of the building features four levels of wood-framed residential apartments on a second level precast podium. The Level 2 podium structure includes a supported swimming pool and a large plaza/courtyard space, as well as several tenant amenity spaces including a club room, fitness area, and library.
 
The first floor parking area for the grocery store space includes a structurally supported loading dock area and a precast plank structure designed to slope in two directions to match existing street elevations on the north and south sides of the building. Approximately 460 parking stalls are included in the project including approximately 175 stalls on the first level for the grocery store space.
