BKBM provided structural engineering services as the Engineer of Record (EOR) for Conejos Apartments, a modular high-density housing solution in Denver, CO. The innovative eight-over-one apartment building responds to the city’s urgent housing needs with sustainable, efficient, and flexible construction.

- Innovative Modular Design:
- Eight levels of cold-formed steel (CFS) modular apartment units atop a precast concrete podium with below-grade puzzle parking, supported by a drilled pier foundation.
- 89 residential units designed for rapid assembly, each factory-finished with interior MEP-ready connections for expedited field construction.
- Smart Structural Systems:
- Demising shear walls within the CFS modular units provide wind and seismic load paths, reducing reliance on precast concrete stair and elevator cores and increasing design flexibility.
- Close collaboration with the modular design team, precast consultants, fabricator, and erector ensured seamless integration and delivery.
- Modern Amenities & Sustainability:
- Building features include private balconies, decks, pergolas, grilling stations, and a solar-ready roof to support future energy initiatives.
- The puzzle parking system maximizes parking efficiency beneath the residential podium.
